What happens during my visit?

Our LADU architect will survey your property and determine what kind of ADU is right for you.

This includes checking the size of your property and determining the potential size of your ADU, as well as any potential site challenges like hills or available space between your primary residence and the property limit.

If you're looking for a garage conversion, we'll also check the size of your garage and determine if it's a good fit for a garage conversion.

What happens after my site visit?

After the site visit, if you're interested in moving forward, the next step is signing a design & permitting agreement and paying a deposit.

Once the agreement is signed, you'll work with our architect to design your ADU and then once you're happy with the design, we'll handle the permitting process for you.

This includes submitting the permit application to your local permit office, making any changes requested by the permiting office, and following up until the permit is approved.

How much does it cost for design & permitting?

The cost depends on a number of factors, including the number of bedrooms and bathrooms in your ADU, as well as the complexity of the design, and your local permitting jurisdiction.

Our pricing is competitive and we offer a variety of options to fit your budget. You'll have the opportunity to discuss the cost before signing.

What if I already have an ADU but built it without permits?

This is a very common situation! We have a lot of experience working with homeowners who have already built an ADU but didn't get permits.

Recent changes to California law have made it easier to permit already-built ADUs and make them legal, without penalizing the homeowner.
